Clients say it as one phrase, but it's two separate products working together. "Bonded" means a surety company has issued a bond guaranteeing that if you or an employee steal from a client or fail to complete contracted work, the client gets made whole. When a listing or a property manager asks if you're "bonded and insured," they want proof of both, not one or the other.
Most surety companies want to see you already carry general liability before they'll issue a bond โ it signals you're a legitimate, insurable operation rather than a first-time applicant with nothing else in place.
Don't guess. The bond amount is set by whoever's requiring it โ a property manager might specify $10,000, a school district might specify $25,000. Get the exact figure from your client or contract before applying; applying for the wrong amount means redoing the paperwork.
